REAL ESTATE WEBSITE DESIGN

A property website that generates direct enquiries, not just referrals from the portals

REA Group and Domain own the listing volume. Your agency website cannot compete on that. What it can do is capture the buyer or seller who wants to deal directly with an agent they trust, not scroll a marketplace. We build real estate websites for Australian agents, developers, and property businesses that are built for one job: generating direct buyer enquiries, seller appraisal requests, and rental leads that do not go through a portal first.

Built for real estate agents, agencies, and developers across NSW, VIC, and QLD · REX, Agentbox, and PropTrack integration available · Suburb pages for local SEO across Sydney, Melbourne, and Brisbane
This is for you if

This is for property professionals who need their own website to generate leads, not just serve as a portfolio

You are running your own agency in Sydney, Melbourne, or Brisbane. You are on REA and Domain. Enquiries come through the portals, but almost none come through your own website. Your site exists as a presence, not a lead source. You need a website that positions you as the local authority in your suburb or area, captures direct seller appraisal requests, and gives buyers a reason to enquire with you rather than tap the REA lead form.

You are bringing a new residential development to market in NSW, VIC, or QLD. You need a dedicated project website that communicates the location, the floorplans, the pricing, and the development timeline, and that captures interest registrations and expressions of interest directly before the project goes on the portals. A project page on your main corporate site is not enough for a project of this size and timeline.

You are managing a rental portfolio in a competitive inner-city or suburban market. New rental enquiries come through portals and word of mouth, but your own website generates almost nothing. You need suburb-specific rental pages that rank for searches like "rental properties in Newtown" or "apartments for rent in Fitzroy," an easy enquiry flow for prospective tenants, and a landlord appraisal path for owners considering switching management.

What's broken

Why most real estate agency websites in Australia do not generate direct leads

No direct lead capture independent of REA and Domain

When every buyer or seller enquiry is routed through a portal, you do not own the lead relationship. The portal sits between you and the client. Your own website should capture direct enquiries through its own forms, suburb pages, and agent profiles, so that the share of leads that come directly to you grows over time. If your website generates no direct leads, it is not performing its primary commercial function.

Suburb pages missing for local SEO

A buyer or seller in Mosman, Richmond, or New Farm is searching with high intent. If your agency does not have a suburb page for that area, you will not appear in that search. REA and Domain will. Suburb pages built with local market data, recent sales, and relevant content are one of the most direct ways to capture organic search traffic from buyers and sellers in the areas you operate.

Agent profiles with no sales proof

An agent profile that shows a headshot, a phone number, and a short bio does not give a vendor a reason to choose that agent. A profile that shows recent sales, price ranges, suburb specialisations, and testimonials from past vendors does. The difference between a generic profile page and an evidence-based profile page is the difference between a page that looks like all the others and one that converts a vendor who is comparing agents.

Appraisal request buried or not prominent

Seller leads are the foundation of an agency's listing pipeline. But most agency websites either bury the appraisal request form in the contact page or make it one of eight items in the navigation. A vendor who visits your website and is considering selling should encounter a clear, easy-to-find appraisal path within their first few seconds on the site. If they have to search for it, many will not find it.

What we engineer

Discovery and Brief

We document your business model, your property types, your service areas, the lead types you need the site to generate, and your CRM and portal feed requirements. We confirm whether you need a property search build, how many suburb pages are required, and whether an off-the-plan project section or a separate development site is in scope.

Sitemap and Information Architecture

We map the full site structure before any design begins: home, for sale, for lease, sold, suburb pages, agent profiles, appraisal tool, project pages, and contact. The IA determines how buyers and sellers move through the site, how agents are surfaced by area, and how the site is structured for search engines to understand your geographic coverage.

Wireframes

We wireframe the key page types before applying visual design. You review the wireframes before we move to design. This is the stage where CTA placement, appraisal tool prominence, suburb page structure, and agent profile layout are decided. Changes at this stage are fast. Changes after design is applied are not.

Design

We design the site to reflect the trust and local authority your agency has built in its market. For Australian real estate, this means clean, fast-loading pages that present listings clearly, showcase agent credibility, and make direct contact easy on both desktop and mobile. The design is built around your brand and your suburb positioning, not a generic real estate template.

Build

We build on WordPress or a suitable platform, tested across desktop and mobile. We integrate contact forms with your CRM (REX, Agentbox, Salesforce, or similar), configure portal feeds, and test all lead routing before launch. The build is optimised for speed on Australian connections and tested on the browsers and devices your buyers and vendors use.

Property Search Integration

We build or integrate a property search function with filters for property type, suburb, price range, and bedrooms. Listings can be fed from your CRM or managed directly in the CMS. Each listing page has its own enquiry form that routes directly to the listing agent, not to a generic inbox.

Suburb Pages, Agent Profiles, Appraisal Tool, and Analytics

We build suburb pages for every area you operate in, structured for local search with relevant market data and clear lead capture. We build agent profiles with sales history fields, suburb specialisation, and testimonials. We build the appraisal request tool and position it prominently across the site. We configure Google Analytics and conversion tracking for every lead type.

What changes

What is different after a property website built for direct lead generation

Before
After
Before When every buyer or seller enquiry is routed through a portal, you do not own the lead relationship. The portal sits between you and the client. Your own website should capture direct enquiries through its own forms, suburb pages, and agent profiles, so that the share of leads that come directly to you grows over time. If your website generates no direct leads, it is not performing its primary commercial function.
After When every listing page, suburb page, and agent profile has its own lead capture path, a growing share of your enquiries come directly to you. Your portal spend is still running, but your own website is contributing leads rather than simply serving as a secondary profile page.
Before A buyer or seller in Mosman, Richmond, or New Farm is searching with high intent. If your agency does not have a suburb page for that area, you will not appear in that search. REA and Domain will. Suburb pages built with local market data, recent sales, and relevant content are one of the most direct ways to capture organic search traffic from buyers and sellers in the areas you operate.
After Suburb pages optimised for local search mean you are visible when buyers and sellers search by area. A vendor in Paddington searching "best real estate agent in Paddington" or a buyer searching "houses for sale in Ascot" can find your suburb page, not just a portal. That traffic is qualified by intent before they arrive.
Before An agent profile that shows a headshot, a phone number, and a short bio does not give a vendor a reason to choose that agent. A profile that shows recent sales, price ranges, suburb specialisations, and testimonials from past vendors does. The difference between a generic profile page and an evidence-based profile page is the difference between a page that looks like all the others and one that converts a vendor who is comparing agents.
After A prominently placed appraisal request tool generates seller enquiries from visitors who are considering listing. These are your listing leads. When the path to request an appraisal is easy to find and easy to complete, more vendors reach out before they call the agents they know from the portals.

But most agency websites either bury the appraisal request form in the contact page or make it one of eight items in the navigation. A vendor who visits your website and is considering selling should encounter a clear, easy-to-find appraisal path within their first few seconds on the site. If they have to search for it, many will not find it.
After A profile with recent sales data, suburb market share, and vendor testimonials tells a prospective client what they need to know before they commit to a meeting. Trust built on the website shortens the time from first visit to booked appraisal.
How it works

How we build your real estate website

  1. 01

    Discovery and Brief

    Days 1-3

We run a structured discovery session covering your agency model, your property types, your suburbs, the lead types you need, your CRM, your portal feed setup (REA, Domain), and any off-the-plan project requirements. We review your existing site and assess what is working and what is not. We confirm the scope: the number of suburb pages, whether agent profiles are included, whether the build includes an off-the-plan project section, and what property search functionality is required.

  2. 02

    Sitemap, Wireframes, and Review

    Days 4-8

We deliver the sitemap and wireframe the key page types. You review both before design begins. The wireframe review is where we confirm suburb page structure, appraisal tool placement, agent profile layout, and listing page design. Decisions made here drive the rest of the build. We want your feedback at this stage, not after design is applied.

  3. 03

    Design and Build

    Days 9-21

We apply visual design and build the site. Suburb pages are built and structured for local search. Agent profiles are built with fields for sales history, suburb specialisation, and testimonials. The appraisal tool is built and integrated with your CRM. The property search is built and connected to your listing feed. All forms and lead routing are tested before we move to the handover stage.

  4. 04

    Testing, Analytics, and Handover

    Days 22-26

We test across devices and browsers. We configure Google Analytics and conversion tracking for all lead types: enquiry form submissions, appraisal requests, interest registrations, and click-to-call events. We hand over documentation covering the site structure, the analytics setup, how to manage listings and suburb pages, and how to add new agents going forward.

Common questions

Questions about real estate website design in Australia

Can you integrate the website with REX, Agentbox, or PropTrack?

Listing data from REX, Agentbox, and PropTrack can be fed into your website so listings display automatically without manual updates. The integration approach varies by platform and depends on whether the CRM offers an API or a feed export. We assess the specific integration during discovery and confirm what is feasible before the build scope is finalised. The goal is that your website listings stay current without requiring a separate update process.

Should we have a separate project website for an off-the-plan development?

For a significant off-the-plan development, a dedicated project website often outperforms a page within an existing corporate site. A standalone project site can have its own domain, its own SEO focus, its own interest registration flow, and its own analytics. It can also be built on a timeline that matches the project launch rather than being constrained by the broader agency website update cycle. We assess this during discovery and recommend the approach that best fits the project size, timeline, and marketing budget.

How many suburb pages do we need?

You need a suburb page for each area where you actively list properties and want to attract local search traffic. At a minimum, each page should cover the suburb profile, recent sales data, current market conditions, agent coverage, and a clear enquiry form. The number of pages depends on your geographic footprint. We prioritise the highest-volume search suburbs first and build the remaining pages in order of search volume and commercial priority.

How do you handle the portal feed alongside the direct website?

Your REA and Domain listings remain active and continue to generate portal enquiries. The website is built to add a direct lead channel alongside the portals, not replace them. Listings on your website have their own enquiry forms that route directly to the listing agent. Over time, as the suburb pages build organic search visibility, the share of enquiries that come directly to you through the website increases without affecting portal performance.

How long does a real estate website build take?

A full real estate website build for an established agency, including discovery, sitemap, wireframes, design, build, suburb pages, agent profiles, an appraisal tool, and CRM integration, typically takes five to seven weeks. Off-the-plan development websites are typically four to six weeks depending on scope. We confirm the timeline during discovery once the full scope is defined. Timeline is most often affected by the review cycle at wireframe and design stages, and by how quickly we can access the required CRM integration credentials.
