REAL ESTATE WEBSITE DESIGN

A property website that generates direct enquiries, not just referrals from the portals

Most property websites in Nepal are digital brochures. They show listings, add a phone number, and wait. We build real estate websites that do a specific job: capture buyer enquiries, seller appraisal requests, rental leads, and land inquiry interest directly, before the visitor picks up the phone or bounces to a competitor. If your current site is not generating direct leads independently of word-of-mouth, something on the site is not doing its job.

Built for property developers, agents, and land brokers across Nepal · WhatsApp integration as a primary contact method · Location and suburb pages for local search visibility
This is for you if

This is for property professionals who are getting traffic but not generating leads from their website

You have listings. You may also be on property portals. But your own website is not generating direct buyer or seller enquiries. People visit, look at the listings, and either call the number on the portal or leave. Your website exists as a secondary presence rather than a primary lead source. You need a website that makes direct contact the easiest option, shows your track record, and gives buyers and sellers a reason to deal with you rather than scroll the marketplace.

You are developing a residential or commercial project in Kathmandu, Pokhara, or another growth area. You need a dedicated web presence for the project that explains the location, the unit types, the pricing, and the payment terms, and that captures interest registrations and viewing requests directly. Sending all enquiries through a broker or a portal page gives you no control over the lead and no visibility into buyer intent.

You are operating in a market where land transactions are driven by trust, local knowledge, and direct relationships. Your website, if you have one, does not communicate any of that. It does not show the areas you operate in, the transactions you have completed, or why a buyer should trust you with a significant land purchase. You need a site that builds authority in your specific locations and generates direct WhatsApp or phone enquiries from qualified buyers.

What's broken

Why most real estate websites in Nepal do not generate direct leads

No direct lead capture independent of the portal

If your listings are on a property portal and your own website just links back to the portal, you are training buyers to use the portal rather than contact you directly. Your website should have its own enquiry forms, WhatsApp links, and contact mechanisms so that a visitor who finds you through your own site stays there and enquires directly, rather than being sent to a platform that also shows them your competitors.

No location or suburb pages for local search

A buyer searching "2BHK flat in Lazimpat" or "land for sale in Bansbari" is performing a local search with high purchase intent. If your website has no location-specific pages, you will not appear for those searches. You will lose that traffic to whoever does have a page for that area. Location pages built for the neighbourhoods and areas you operate in are one of the most direct ways to capture local property search traffic.

Agent profiles with no sales proof

A profile page that says "Meet our team" and shows a photo and phone number does not build trust. Buyers and sellers want to know how many properties an agent has sold, in which areas, and at what kind of price. Agent profiles with sales history, recent transactions, and testimonials convert better than profiles that show credentials without evidence.

Appraisal request buried or absent

Seller leads are some of the most valuable leads a real estate website can generate. But most property websites either bury the appraisal request form on a contact page nobody finds, or do not have one at all. If someone is considering selling and lands on your website, there should be a clear, prominent path to request an appraisal. If that path is not obvious within the first scroll, you are losing seller leads every day.

What we engineer

What is included in a real estate website from Ignited Nepal

Discovery and Brief

We start by documenting the business model, the audience, the property types, the areas you operate in, and the specific lead types you need the site to generate. We confirm the CRM you use, whether you want WhatsApp as a primary or secondary contact channel, and what property search or listing functionality is required.

Sitemap and Information Architecture

We map the full site structure before any design begins: home, listings, location pages, agent profiles, project pages, appraisal page, blog, and contact. The IA determines how buyers and sellers navigate the site and how search engines understand its structure. Getting this right before design begins prevents expensive rework later.

Wireframes

We wireframe the key page types before applying visual design. Wireframes define content hierarchy, CTA placement, form positioning, and navigation structure. You review and approve the wireframes before we move to design. This is the stage where structural decisions are made, and it is much faster to change a wireframe than a finished design.

Design

We design the site to reflect the trust and local authority your business has built. For Nepal's property market, this means clean, fast-loading pages that work well on mobile, present listings clearly, and make direct contact easy. We do not use generic property website templates. The design reflects your brand, your areas, and your market position.

Build

We build on WordPress or a suitable platform, mobile-first, with fast load times across Nepal's network conditions. All contact forms are integrated with your CRM or email system. WhatsApp click-to-chat links are configured. The build is tested across the devices and browsers your audience uses.

Property Search Integration

We build or integrate a property search and filter function so buyers can search listings by type, location, price range, and bedrooms. For developers, we build project showcase pages with unit type grids, floor plans, and interest registration forms. The search function keeps buyers on your site rather than sending them to a portal.

Location Pages, Agent Profiles, Appraisal Tool, and Analytics

We build location pages for every area you operate in, optimised for local search. We build agent profiles with transaction history and testimonials. We build a prominent appraisal request tool linked to your lead pipeline. We configure Google Analytics and conversion tracking so you can see which pages are generating leads and from what sources.

What changes

What is different after a property website built for lead generation

Before
After
Before If your listings are on a property portal and your own website just links back to the portal, you are training buyers to use the portal rather than contact you directly. Your website should have its own enquiry forms, WhatsApp links, and contact mechanisms so that a visitor who finds you through your own site stays there and enquires directly, rather than being sent to a platform that also shows them your competitors.
After When the site has its own enquiry forms, WhatsApp links, and clear contact paths on every listing and location page, more visitors enquire directly. You are not dependent on a portal to route buyers to you. You own the lead relationship from the first point of contact.
Before A buyer searching "2BHK flat in Lazimpat" or "land for sale in Bansbari" is performing a local search with high purchase intent. If your website has no location-specific pages, you will not appear for those searches. You will lose that traffic to whoever does have a page for that area. Location pages built for the neighbourhoods and areas you operate in are one of the most direct ways to capture local property search traffic.
After Location pages built for the suburbs and areas you operate in mean you can rank for searches with high purchase intent. A buyer searching for property in a specific area finds your page, not just a portal. That traffic is often the most qualified you will receive, because the visitor already knows what area they want and is in active search mode.
Before A profile page that says "Meet our team" and shows a photo and phone number does not build trust. Buyers and sellers want to know how many properties an agent has sold, in which areas, and at what kind of price. Agent profiles with sales history, recent transactions, and testimonials convert better than profiles that show credentials without evidence.
After A prominently placed appraisal request tool, linked from the homepage and every relevant page, converts visitors who are considering selling into direct leads. These are the leads that generate your listings. If the path to request an appraisal is easy to find and easy to complete, more sellers enquire.
Before Seller leads are some of the most valuable leads a real estate website can generate. But most property websites either bury the appraisal request form on a contact page nobody finds, or do not have one at all. If someone is considering selling and lands on your website, there should be a clear, prominent path to request an appraisal. If that path is not obvious within the first scroll, you are losing seller leads every day.
After An agent profile that shows recent sales, testimonials, and local expertise gives a buyer or seller a reason to choose that agent before they have spoken to anyone. Trust built on the website shortens the sales cycle and increases the quality of leads who make first contact.
How it works

How we build your real estate website

  1. 01

    Discovery and Brief

    Days 1-3

We start with a structured discovery session. We document the business model, the property types, the areas you operate in, the lead types you need, the CRM requirements, and the role of WhatsApp in your contact process. We review your existing web presence and any portals you are currently using. We confirm the scope: whether the project includes a property search build, how many location pages are needed, and whether the project includes agent profiles and an appraisal tool.

  2. 02

    Sitemap, Wireframes, and Review

    Days 4-8

We produce the sitemap and wireframe the key page types. You review both before we move to design. The wireframe review is the most important stage in the process. It is where we confirm the structure, the navigation, the CTA placement, and the lead capture paths. Changes at wireframe stage take hours. Changes after design take days.

  3. 03

    Design and Build

    Days 9-20

We apply visual design and build the site. Location pages are built and structured for local search. Agent profiles are built with the fields for sales history and testimonials. The appraisal request tool is built and linked from the relevant pages. The property search or project showcase is built and integrated. WhatsApp links and contact forms are connected to your pipeline.

  4. 04

    Testing, Analytics, and Handover

    Days 21-25

We test the full site across devices, browsers, and network conditions. We configure Google Analytics and conversion tracking for every lead type: enquiry form submissions, WhatsApp clicks, appraisal requests, and interest registrations. We hand over documentation covering the site structure, the analytics setup, and how to add new listings, location pages, and agent profiles going forward.

Common questions

Questions about real estate website design

Can you integrate my existing property listings into the new website?

Property listings can be imported from an existing CRM or portal feed and displayed on your website with search and filter functionality. We configure the listing display to show property type, location, price, and key details, with an enquiry form on each listing page. If you are using a property management or CRM system, we assess the integration options during discovery and confirm what is technically feasible before the build begins.

Will a standalone website compete with REA or property portals?

A standalone real estate website does not compete with a portal on listing volume. It does not need to. It competes on trust, local authority, and the quality of the direct relationship it creates. A buyer or seller who finds your website through a local search, reads your agent profiles, reviews your past transactions, and submits a direct enquiry is a better-quality lead than one routed through a portal marketplace where you are one of many. The goal is not to replace the portal. It is to capture the buyer or seller who wants to deal directly with you.

How many location pages do we need?

You need one location page for each suburb, neighbourhood, or area where you actively operate and want to attract search traffic. At a minimum, each page should cover the area profile, the property types available, current market conditions, and a clear lead capture form. The more specific and locally relevant each page is, the more likely it is to rank for local property search queries. We assess the priority areas during discovery and build the location page set accordingly.

What CRM or tools do you integrate the website with?

We integrate the website with the CRM you are using, whether that is a dedicated real estate CRM, a general CRM like HubSpot or Zoho, or a simple email inbox workflow. Contact form submissions and appraisal requests are routed to your pipeline. WhatsApp click-to-chat links are configured for your business number. If you need listings to sync automatically from a CRM or portal feed, we assess that integration during discovery.

How long does a real estate website build take?

A full real estate website build, including discovery, sitemap, wireframes, design, build, location pages, agent profiles, and an appraisal tool, typically takes four to six weeks depending on the number of location pages, the complexity of the property search, and how quickly review stages are completed. Project pages for a new development with a full marketing site can take six to eight weeks. We confirm the timeline during discovery, once the scope is defined.
